We present to you a commercial premises with an area of 52.26 m2 on Rezydencja Niska 30 street, located on Warsaw Wola, near the border with the Śródmieście district.
Location:
The property is located on Rezydencja Niska 30, in the Novolipek district. The trip to the most central areas of the city takes a few minutes, and there are two shopping centers nearby: Klif and Arcadia.
Building:
It was put into operation in 2018. This is a cozy object (a total of 17 apartments, 2 commercial premises and an underground garage) with a facade made of natural stone.
Description of the room:
The room is located on the ground floor and is decorated for an office function according to high standards.
The exposition of the high platforms, designed along the entire room, faces the south side. The area is 52.26 m2.
The room is divided into 4 rooms. The first of them is an open-space with an area of 30 m2 with the possibility of installing several office stations for work and a waiting room. One of the walls had filing cabinets made in the building to fit the size.
Another room is a conference hall with an area of 14 m2, which will accommodate a conference table for 8-10 people. Wooden panels were laid on two walls and on the ceiling, and cabinets for storing documents built to fit were installed on one wall. The hall is separated from the open space by a glass wall in dark tones.
In addition, there is also a bathroom of 4 m2 with a toilet and a washbasin, as well as a kitchen of 4 m2 equipped with large cabinets in the building for documents and jackets, as well as a kitchen with a refrigerator, dishwasher and sink.
The floor in the open spaces was finished with 120x120 cm Marazzi ceramic granite in a brown color scheme, in the kitchen and bathroom there are also slabs of the same Marazzi format in white tones with gray streaks. In the assembly hall, there is a carpet ”in tiles" of graphite color.
An air conditioning unit with two indoor units is distributed in the room - in an open space and a conference room.
The height of the room is about 3.2 m (except for the meeting room, where approx. 22 cm below because of the suspended ceiling).
Lease agreement:

The room includes two parking spaces in an underground garage, the price of which is an additional 120,000 PLN net + 23% VAT (mandatory purchase). Second place "depends" from the first.
